I started this because the big firms were treating landlords like cattle.

I'm born and based in Luton. I've spent the last few years coordinating operations and hardware support for an EU-wide tech business, on top of running a photography studio and a web development consultancy on the side. Translation: I know how to ship things on time, treat clients properly, and produce listings that look good.

I started Steadhold because I kept hearing the same story from friends with flats near the airport. They'd signed up with one of the big firms expecting "professional management." What they got was a help desk in another city, a different junior every quarter, and listings full of phone-camera shots.

So this is the alternative. You sign up with Steadhold, you get me. My mobile. My eyes on your photos. My guest comms. If something goes wrong on a Tuesday at 23:00, you call me. I either fix it, or I'm there.

I'm capping at fifteen properties total. Not because I'm precious about it, but because that's the limit at which "personal" stops being marketing and starts being a lie.

/ 01How much can my flat realistically earn?+
A 2-bed within ten miles of Luton Airport, properly managed, typically grosses £2,200-£3,400 a month in summer, £1,400-£2,200 in shoulder season, and £900-£1,600 in winter. That's £18,000-£26,000 a year on a flat that would bring in £14-17k on a long-let. Every property is different though, and a free review will give you a real number for yours, not a range.
/ 02Do I need to provide furniture?+
Yes. The property needs to be furnished and ready for guests. If yours isn't, I can advise on a budget furnishing pack and put you in touch with my supplier. Usually £3,500-£6,000 for a 2-bed and pays back in 2-4 months.
/ 03What if I want to use it myself for a week?+
Block the dates in the calendar with as much notice as you can. No fees, no friction. It's your property.
/ 04What about insurance?+
Standard buy-to-let insurance doesn't cover short-lets. You'll need a specialist short-let policy. I can recommend providers I've worked with. Usually £25-60/month for a 2-bed.
/ 05What if you take on too many properties?+
Hard cap at fifteen properties. Total. Once we hit it, the next owner goes on a waitlist. I'd rather lose a sale than break the promise that makes this whole thing work.
/ 06How does payment work?+
Bookings are held by Airbnb / Booking.com and paid out to a managed account. On the 5th of each month, I take my commission and pass through cleaning costs at cost (no markup, ever). Everything else lands in your bank, with a one-page PDF showing every booking, payout, and expense.
/ 07Can I cancel?+
30 days' notice, any time, no penalty, no exit fee. We honour all bookings already on the calendar. After that, you keep the listing, the photos and the smart lock. You owe nothing.
/ 08Do you handle properties outside Luton?+
Yes, anywhere in Greater London with a clear short-let case. Outside the M25 it has to be Luton, Dunstable, Hatfield, St Albans, Harpenden, Hitchin, or Stevenage. Past that I'd be a fraud claiming I can be there in 30 minutes.
